Refinancing in 30 Year Fixed

Refinance rates track purchase rates closely and usually sit a little above them — often an eighth to a quarter of a point, and higher again for a cash-out refinance. The Freddie Mac averages above (7.18% over 30 years, 6.57% over 15, week of November 5, 2026) are a survey of purchase lending, so treat them as the benchmark 30 Year Fixed lenders price against rather than a refinance quote.

Whether refinancing pays comes down to one date: divide your closing costs — typically 2 to 5% of the balance — by the monthly saving, and that is how many months you must keep the loan to break even. Sell before then and the refinance costs you money. Watch the term too: dropping your payment by stretching 22 remaining years back out to 30 can raise the total interest even as the monthly figure falls.
